How much does your service cost?
Our vendor advocacy service is typically provided at no additional cost to most sellers. Brecon is remunerated by the selling agent you appoint through a market-standard commission sharing arrangement.
Where we undertake additional project management services, such as coordinating painting, styling or other pre-sale works, a project management fee of 10% of the project cost, plus GST, may apply. Any such fee is discussed and agreed with you in advance.
How long does the process take?
Every property and campaign is different. Most sales take approximately five to six weeks from listing to exchange, although this may be longer where significant preparation is required.
We'll discuss your circumstances and provide a realistic timeframe during your initial consultation.
Do I have to use the agent you recommend?
No. The decision is always yours.
Brecon researches, evaluates and recommends agents based on experience, performance and suitability for your property and circumstances. We have no affiliation with any real estate agency, and you remain in control of every appointment and decision throughout the process.
What if I'm not happy with the selling agent?
One of our roles is to provide independent oversight throughout the campaign.
If concerns arise, we'll work with you and the agent to address them promptly. Where necessary, we'll discuss the available options and recommend an appropriate course of action, always acting in your best interests.
Can you help if I'm selling an investment property?
Yes. Brecon represents sellers of owner-occupied homes, investment properties, deceased estates and other residential property.
Regardless of the property type, our role remains the same: providing independent advice, strategic oversight and professional guidance throughout the sales process.
Do I sign an agreement with Brecon?
Yes. Before we begin, we'll provide a straightforward Vendor Advocacy Agreement setting out our role, services and remuneration, so you know exactly what to expect.
When should I engage a vendor advocate?
Ideally, before selecting a selling agent or preparing your property for sale. Early involvement allows us to help with strategy, preparation, agent selection and campaign planning from the outset, although we can also assist once a property is on the market.
